Complete refurbishment of a property, managed from first survey to final handover.
A full renovation touches everything: layout, services, finishes and the way you actually live in the house. We take on the whole job, coordinate every trade and keep one schedule, so you are not left chasing separate contractors. Most of our full renovations are Victorian and Edwardian London homes that need rewiring, replumbing and reconfiguring while keeping the character that made you buy the place.
Most of the properties we refurbish are period homes that have been altered badly over forty years: a bathroom squeezed onto a landing, a kitchen extension with no insulation, wiring that predates the current owner. The first job is to work out what is worth keeping. Original cornice, floorboards, fireplaces and sash windows almost always are. Partition walls, dropped ceilings and 1980s plumbing almost never are.
From there we build a scope and a stage by stage programme, so you can see what happens in week two and what happens in week twenty. If you plan to live in the house during the work, we phase it so you keep a working kitchen and bathroom for as long as possible. If the property is empty, we run the trades in parallel and finish considerably faster.
