Yapi Construction is a design and build company working on residential projects across London. We are deliberately not a high volume contractor. We take on a limited number of projects at a time so that each one gets a site manager who knows the job, trades who have worked together before, and a programme that reflects reality rather than optimism.

Whatever the size of the work, the way we run it is the same: a visit to the property, a written quote, drawings and finishes agreed before we start, and a walkthrough together at the end.

Frequently asked questions

How long does a typical project take?

It depends on the size and scope of the work. A single room is a shorter piece of work, while an extension, loft conversion or full refurbishment is a longer programme. Once we have seen the property we can give you an indication for your project, stage by stage, rather than a single vague finish date.

Yes. Many projects fall under permitted development, and we will tell you at the first visit which route yours takes. Where drawings, planning applications, building control or party wall notices are needed, we coordinate them with your architect and engineer or introduce ours.

We agree the scope and the price in writing before anything starts, and go through the payment arrangement with you at the same time. Anything that changes along the way is discussed and agreed before it goes ahead.

Yes. One person runs your job, is on site regularly and answers your questions. You will not be passed between trades or left to coordinate deliveries yourself.

Yes. We are happy to work alongside your architect, designer or structural engineer, and to be involved early while the design is still taking shape.
