Yapi Construction is a residential design and build company based in London. We work on homes: renovations, extensions, kitchens, bathrooms and the joinery that ties a house together. We are not a management company that subcontracts your project and disappears. The people who quote your job are the people who run it.

Most of the properties we work on are period London homes that have been altered over decades, often badly. Understanding what a house can take, and what it is worth spending money on, is most of the job. We would rather talk you out of something that will not work than sell it to you and deal with the consequences later.

We keep the number of live projects deliberately low. That is a commercial decision that costs us volume and gives you a site manager who actually knows your job.

Three habits that make the difference between a project you enjoy and one you endure.

Problems on site are cheap when they are found in week one and expensive in week ten. If we spot something, you hear about it that day, with options and prices.

A quote that leaves things out is not a cheaper quote, it is a bigger bill later. We would rather give you an honest number at the start.

The last five per cent is what you live with. Snagging is part of the job, not a favour, and we work through it with you at the end.

Every project starts with a visit to the property. We look at the space, listen to what you want and tell you honestly what is realistic. You then get a written quote set out stage by stage, so you can compare us properly against anyone else you are speaking to.

If you are still at the idea stage and not sure what is possible, that is a good time to call. Early conversations save the most money.
